Don't spend more than 50 percent of your income on rent. It's good advice, but a tough thing to do if you're a new graduate looking for housing in New York City on a budget, especially in this rental market. StreetEasy data scientist Alan Lightfeldt says a typical New York City household will spend almost 60 percent of their income on median asking rent, because incomes aren't increasing as quickly as rents. In the last five years, incomes have grown just 2 percent while rents have grown 12 percent. StreetEasy estimates that most recent graduates who did not major in business will make less than $50,000 a year. So where can they find an affordable place to live? Lightfeldt says look outside of Manhattan first. Explore neighborhoods in Queens, the Bronx, and Brooklyn, where rents are more affordable. Try areas like Astoria in Queens or Crown Heights and Bed-Stuy in Brooklyn. You can find apartments for $1,000 to $2,000 per month in those neighborhoods. Lightfeldt says these are very large rental markets with a lot of studio, two-bedroom, and three-bedroom apartments, so you have options whether you want to live alone or take on a few roommates. If you have to be on Manhattan Island, go way north and definitely consider a roommate. Lightfeldt suggests looking north of 110th Street, where most of the affordable units are. Washington Heights is easily accessible by subway. A lot of young people live there already. Finally, when you find a rental you like, scoop it up fast. Bring your checkbook, references, and credit report when you go to see a listing. Landlords will ask for those papers, so if you have them in hand -- ready to go -- you'll be one up on the competition. --ALISON MORRIS

The first episode of my 4 part move to NYC! Part I of course starts off with some thrifting, taking advantage of the 50% off sale, and buying one thing. Before joining my family in Maryland, my family and I went down to Brooklyn to see some apartment viewings, which was even more stressful than the visa process. We saw a total of 11 apartments, which is not bad in New Yorker terms! I found my perfect apartment with a lot of luck and persistence. Being a Canadian, it was a messy process to secure an apartment, so I recommend craigslist for anyone looking for an apartment that is not an American. It’s tough to find an apartment that will rent to you long term under the table, but it doesn’t hurt to try! In total, I applied to about 200 apartments. Now, it's $337,200. Even if you account for inflation, that's about a 45% increase in cost. But buying a house is something I would like to do. So I'm trying to figure out if I can. The odds are pretty stacked against me. I'm a millennial, and I graduated college in 2010, right in the middle of the recession. When I entered the workforce, the job market was rough. Like many of my peers, I have student loan debt. And on top of that, there aren't very many starter or mid-price homes on the market. My personal financial situation has to do with choices I made. I changed careers at 27, I took out loans to go back to grad school, and I didn't manage to save any money before that. But that's not abnormal for someone my age. According to a LinkedIn study, it's common for millennials to change jobs about three times in the first five years after college. And in the eight years I've been out of college, I've lived in New York City the whole time. Median cost of a home here? $770,000. I certainly can't afford that. When I look at my income, cost of living and student loan debt, the idea of buying something as expensive as a house seems nearly impossible. My dream home would look something like this. Or this. But even if my boyfriend and I took our combined income of $100,000 a year, that apartment is a pipe dream. I went to Business Insider's own financial planner, Lauren Lyons Cole. I figured if anyone could help me, it would be her. Lauren Lyons Cole: When you're just starting out, you can calculate a general price range by taking your annual income and multiplying it by three. With a combined income of about $100,000 a year, that means a home that costs around $300,000 would be a good starting point. Pagano: That's not as bad as I was expecting, but I have no idea what I can get for that price. Cole: With a budget like that in New York City, you probably aren't gonna find that many options. So you might have to make sacrifices, which could even mean relocating to another city. But then you have to figure out what kind of job options are there, and how much could you get paid to do the work you want to do. You have to think about which amenities you really want and which ones you can do without. Pagano: I've always wanted some kind of outdoor space, like maybe a balcony. A two-bedroom would be nice... big windows... maybe a turret. What? I'm a millennial. I'm idealistic. Cole: Once you have an idea of what you can afford and what you're willing to give up, you can take the next step and start looking at listings that are available in your price range. Pagano: With the budget Lauren and I came up with, I browsed options in a few cities I could see myself living in. I wasn't amazed with anything I came across, but there were some that were nice. Not so much in New York, especially when I compare it to the apartment I live in now, which is below market rent. I also checked out Grand Rapids, Michigan because it was number one on Business Insider's list of best housing markets for millennials. There, I did find some amazing places within my budget, but I can't see myself picking up and moving there right now. For me, owning a place isn't worth living somewhere where I don't know anyone and I don't have a job lined up. So I think for now I'm gonna keep renting and try to save up for a down payment. Maybe in a few years the price of avocado toast will go down, and I'll be able to afford that dream castle. Maybe a balcony... a two-bedroom would be nice... big windows... maybe a turret.

The quarter-acre block with a 4 bedroom house? It was our ‘rite of passage’ when I was growing up in the suburbs of Melbourne. Sadly, due to an increase in housing unaffordability, this ‘rite of passage’ only remains for the very few that still dare to dream. I remember growing up in the 80’s, being the last of the Generation-X, it was just pre-home computer era, and every time I would visit a family or school friend we would ultimately end up in the back yard kicking the footy or off stirring up trouble as ‘BMX Bandits’. Nowadays, Gen-Y’s and their ancestors, the tech-savvy teens, are satisfied with enclosed spaces, and interacting with friends has become redefined as time on Twitter and Facebook. The sad reality facing many young Australians today is that they will find themselves living a life that will fall short of their aspirations of paying off a 4 bedroom house in in the burbs, enjoying the fruits of their labour with their family and grandchildren during their golden retirement years. Unless they, and you, for that matter become pro-active and take action now! And by action I mean gaining a solid understanding of money, lending, and becoming financially literate. Here is what I mean… Historical house price increases in Australia have far exceeded everyone’s expectations; great news for property investors…but bad news for anyone wanting to enter the market. In 1965, the average Australian household income was $3,193, whilst the house median in Melbourne was $9,400, equating to an income to house price ratio of 2.9 to 1. Compare that to 2010, where the average Australian household income was $67,116 and the house median price in Melbourne was $524,500; equating to an income to house price ratio of 7.8 to 1. To put this into perspective, in 1967 the average house cost just over 3 years of the average household income, where now, it’s nearly triple that amount, at 8 years of average household income compared to the cost of an average house. The reality is that Australian wages have not been keeping up with the rising cost of housing, resulting in the affordability gap widening. Real household wages have declined by 1.53% between 1983 to 1992 under the labor government. The net result of real decline on household wages and a consistently increasing housing market, has led to a record uptake of consumer credit, namely mortgages since 1987. Consequently, Australia is now one of the most expensive housing markets in the world, with Sydney and Melbourne and Perth, being the most expensive cities in Australia. On a world standard, we are closely followed Vancouver in Canada with a multiple of 9.5, and, most expensive, Hong Kong where the multiple is 13.5 The great Australian dream of the quarter-acre block is fast becoming a distant memory for many; this is evident in the types and volume of properties that are currently being constructed around the major capital cities in Australia. The building approval for 2012 show that local councils in the major capital cities approved some 152,272 new dwellings in 2012, of which 90,110 were free standing detached houses, and 62,165 apartments or terrace homes. So 40.82 per cent of all new dwellings being constructed today are apartment or terrace type homes, compared to 10 per cent in the 1970’s. As Australia matures, and its major cities join the ranks of New York, Paris, London and Hong Kong, so too is our lifestyle changing, with many younger people finding themselves growing up in inner city apartments, finding the barriers of buying a free standing detached house in a good suburb unattainable. Canadian, Chinese and Russian buyers make up the bulk of these foreign investors in Manhattan's prime neighborhoods, some paying in the tens of millions of dollars or more for apartments sight unseen.
