Kathleen and Greg from Tiny House, Tiny Footprint (http://www.tinyhousetinyfootprint.com) decided to downsize their lives from a downtown apartment in Denver, Colorado to a 140 square foot camper trailer / mobile home. For the first year of their tiny house experiment, the 1969 camper trailer was parked in a friend’s backyard until they bought a piece of land where they could park the trailer and grow their own food. The couple’s inspiration to adopt a minimalist lifestyle and move into a small space was multifaceted: they wanted to have a smaller environmental footprint, spend less money, have more time for outdoor adventures, and be location independent. While their trailer is parked in one spot most of the time, they do have the ability to move it if they want to. Their cost of living is also low enough that they can afford to freelance, giving them even more flexibility. In addition to their trailer, Kathleen and Greg are also converting a 1987 Toyota van into a camper van for budget-friendly road tripping which will allow them to experience working on the road as digital nomads. Mobile home investing is a very popular subset of real-estate investing. People have very mixed views as to whether mobile homes are a good or bad investment. Just like any other investment, mobile home investing can have pros and cons. Mobile homes can be a potential way to own an asset without leverage. Owning an asset outright can eliminate risk and mobile homes can allow people to purchase real-estate outright. 2. They have MASSIVE returns Mobile homes can have returns in the %15+. This is because they receive huge rents in comparison to the price tag. If you are looking for an asset that will provide income monthly (and not appreciation), a mobile home can be a good investment. 3. A mobile home can turn vacant land into cash-flow People often put mobile homes on vacant land because it can allow land to cash-flow. Let's say you bought some property in a prime location, but need it to cash-flow. A mobile home would allow the property to cash-flow until you can figure out how you want to develop it. Cons: Mobile homes break.... ALOT I own a mobile home investment. Every time my tenant calls or texts me, I fear the worst. The roof leaks, mechanical systems break, and it's an overall pain to manage. Before purchasing a mobile home, think long and hard as to whether you want to manage something like that. 2. They attract bad tenants You will have to sort through alot of tenant applications to find gems. I've stopped advertising my rentals via yard signs and the newspaper, because I get a FLOOD of calls from horrible applicants. Everything from people trying to lowball me on rent, meth heads, and people that sound like they smoked a pack of cigarettes before calling me.

Going back to the 30s-40s, "mobile homes" began to excel when some small companies combined attention to detail with modern materials to fit the demand of recreation after WWII. A "vintage trailer" park in Oregon has restored some of these all-time classics. The Vintages Trailer Resort is technically a street of classic mobile homes for overnight rental inside a longer-term RV park. Here you find not only Airstreams, but a 1947 Spartan Manor, a 1951 M-System Special Deluxe, a 1965 Boles Aero, a 1953 Vagabond M31, a 1958 Ideal, a 1958 Oasis and a 1965 Avion. Here you can test drive a vintage caravan for a night or two. Paul Chambers had began building a home out of two shipping containers as a project, but when his wife got tired of suburbia and put their four-bedroom home on the market, his project became the couple’s full-time home (Paul’s ebook: www.buildshippingcontainerhouse.com) Paul and Sarah Chambers were living in rural Scotland when Paul received a job offer in Australia. They packed their belongings and moved to a large home with a pool in an Australian suburb. After only a few months, they began to tire of spending so much of their income on their home. They also felt they’d lost touch with nature and a more active lifestyle (“there weren’t even any trails for walking”, explains Sarah). So they sold their home and moved with Paul’s “project”: two shipping containers he’d been transforming into a kitchen/bathroom + bedroom/living room. They found someone willing to let them park their new home on their rural property in exchange for making improvements to the land. When the couple first moved onto the property, the home was a very simple shelter and over the following three years, they built the containers into a proper home. Their home is completely off the electric and water grids. When they first moved to the bush they used a 3kw Honda generator, but they’ve since installed 2Kw of photovoltaic panels and a bank of batteries and phased out the generator. They have enough energy to power their home with all its conventional appliances, including a standard fridge/freezer. For heating, they rely on firewood (collected from fallen trees on the property; they have “not cut down a single tree”). For air conditioning, they use fans and AC “during really hot days”. In the beginning they had to rely on water deliveries, but Paul has since installed an extensive rainwater capture setup- both on the roof and gutters beneath the home- which provides for all their water needs: 65 square metres of rain water collection in 10,000 liters of storage. The indoor bathroom includes a shower, but Paul built an outdoor, open air bathtub which they heat with solar in the summertime. They’ve also created an extensive vegetable garden inside a netted garden cage (after the animals and hot sun destroyed their first attempts). For eggs, they have two hen houses. Paul has published an ebook explaining how he built the home including a step-by-step guide: buying and moving shipping containers, a wiring diagram and schematics, installing solar panels and a breakdown of costs. Property is NOT listed for sale! I do not give out locations - please don't ask. I couldn't resist exploring this property despite not really being interested in mobile homes. I first noticed this place about six years earlier - always overgrown and no activity. I have family that live in a mobile home so I know that they can make for comfortable living so I have nothing against them - I just feel that they don't offer the unique form of living that a true old house has to offer. Obviously this is a large home, offering four bedrooms, two dining areas and a family room as well as living room. The former owner was remodeling, but apparently had to stop - or ran out of money. This could make a great property though, the pond - or small lake - a definite plus. Please do not ask the location... like many other explorers, I do not give out that information. A life of opportunities - living mobile is a short movie I now have made after getting over 700 000 views and comments on my first video "how to build a mobile home in 20 days". This movie is about how opportunities in life get to you by living mobile. I am an entrepreneur who thought I had to live in a house for making room for a lot of things. Today I live in a smaller car having a much bigger life. I visit exhibitions all over the world for marketing my new invention, dotons - the button cover. http://www.dotons.com The first video I posted got more than 440 comments from people asking about this life, and I feel I want to get back to you as promised with a new video showing you that you can create almost everything by just letting you know! I had no experience of how to make a van conversion but I managed. I bought a used VW Caddy Maxi (a longer VW Caddy) to get benefits such as easy parking, low fuel consumption and most important to pay as less for the vehicle as possible. I had no experience of a life like this. Some people I talked to told me the best would be to buy an already customized campervan. First of all I had no money to afford that, second I got this feeling that making my own van would feel so much better. When creating things I always seem to use parts not necessarily been made for what I actually will use them for. That way of creating makes me not saving time, but money. And I always feel having more time than money in my life - which feels so good. So instead of buying a sink at the campervan store, I go to IKEA to buy a stainless steel bakery dish - saving a lot of money. I find it very creative and enjoy to use things in different ways. Therefore this van is a low cost mobile home. Made with things you can buy from any local store, such as IKEA, Bauhaus etc. As I said I got a great respons on my first video, with now more than 700 000 views, and comments with questions about doing a better video, with more explanations and without "shaking the camera" so much. First of all I have to say thank you for all feed back I have got! I listened to what you felt, I made changes to improve the van, which I hope you will notice in this video. The contemporary style mobile home utilizes an automated swivel, allowing the living area to extend outward from the exterior to reveal much more floor space. The designers behind the mobile unit state "The Romotow will come in a range of sizes and aesthetic features, including a sheltered decking platform providing 70% more floor area, multiple berths, kitchenette, bathroom, large windows for air flow, shade and privacy." The lightweight and aerodynamic design allow for better fuel efficiency and towing stability. The Romotow also has a rear mounted camera which helps drivers while parking in tight spots. One position depicts the home attached to a vehicle, entirely closed, resembling a modern day mobile home. The other position shows the Romotow in 'open mode', where it is extended towards to the side, revealing a large outdoor living space, which resides in the same space that the unit took up before being extended.

In this video, we meet Joseph RM Dupuis and take a tour of his off-grid shipping container house/cabin in Ontario, Canada. Joseph built the 355 square foot shipping container using three 20 foot x 8 foot shipping containers that he modified so that the indoor space was completely open concept. The tiny home was designed on the premise that it could be safely closed up for weeks at a time and still be secure. Joseph says he also chose to build with shipping containers because they're readily available and reasonably affordable. The micro shipping container cabin is insulated with spray foam on the interior walls, and bats on the curtain walls that were built in the openings at the ends of the shipping containers. For heat, Joseph installed in-floor radiant heating and a wood stove. For power, he bought a 2 kilowatt solar power system. He had a propane powered water heater for hot water in the shower and the sinks. Since the cabin is designed to be disassembled and moved, Joseph didn't invest in digging a well, which made finding water a little tricky. He had a water tote that he would carry over to his neighbours house using a tractor, and this would last him for about a month/month and a half. He left a roughed in space for a composting toilet inside the cabin, but opted to use an outhouse instead. Joseph lived a minimalist lifestyle in the house for over 2 years before moving into an apartment. He enjoyed his time living off-grid and used it to spend time in nature and to reflect on his life. This video will guide you through the steps it takes to start with a old single wide trailer and turn it into a beautiful and efficient living space. I tried to use as many recycled and reused materials as possible and also tried to keep the cost as low as I could. I paid $1000 dollar for the trailer, and probably ended up spending another $3-5000 dollars on the fix up and renovation. The trailer is 8 foot wide, so this also makes it much more easily transportable on roads and highways without a need for an oversize permit as with most single wide mobile homes.
